This large beachfront property is made up of two trapezoid shaped lots that together total 2947.82 square meters, or just shy of three- quarters of an acre. It is fronted by 39.47 meters/129+ feet of beachfront just a stone’s throw from Troncones Point and the surf break there. The owners built what was intended to be a two-story guesthouse that happens to have the best whale watching spot on the entire 5 kilometers of Playa Troncones. It is visually within sight of the waters and beach of Manzanillo Bay and has territorial views including the Sierra Madre Mountains in the distance. The 180+ degree views means sunsets are visible year round. The guesthouse turned out to suit the owners’ needs and given its spectacular views, they decided they did not need the bigger home they intended to build. The house plans designed specifically for this property, by well- known architect Enrique Zozaya, are included in the sale. This very special property is off the beaten path, as in it is not on the Troncones Beach Road proper. It is on a quiet spur road with relatively little traffic but is still close to everything you might need. Manzanillo Bay is a few minutes walk away. The Bay is known for water sports, safe swimming and a choice of beachfront restaurants. If you’re a surfer, you’re only a 3-minute walk from the point break. The attractive wooden gate at the street entrance opens to a large parking area. On the south side of the gate there is a two story building that houses caretaker quarters on the top floor and a large bodega and laundry area on the ground level. A pretty pathway leads to the house and beach. It is lined with stones and flanked by palm trees, hibiscus, exoria, bougainvillea and blue agaves. Near the house there is a pretty fountain, more landscaping and specimens of organ cacti. The lower level of the home has a spacious master bedroom and bath. It has lovely high ceilings, good airflow and A/C if needed. There is a king sized bed, lots of closet space, an office area and a view toward the ocean when the sliding wood doors to the patio are open. There is a second, inner set of sliding doors with full size glass panes so you do not lose the view when you are using A/C. The bathroom has double sinks and a big pebble-floored shower with a view of the ocean. The covered patio includes a nice seating area. Stairs outside curve up toward the second story and the pièce de résistance killer views. Here you’ll find a scaled down version of a great room, containing a dining area, kitchen, day bed and a small living area with additional seating. There are plentiful cupboards below the kitchen’s curved counter. A tall peaked palapa roof covers the great room and mosaic-tiles cover the floor. The day bed serves as an extra bed for guests. The views from this “great” room are stunning. This is an incredibly rich place for whales and dolphins that seem to love coming in close to shore near the Point area. From up here, one can watch the fishermen head out in the their panga boats around dusk and return the next morning back to the fishing village of Majahua. The pelican fly-bys are often at eye level. It is the perfect place to sit and watch the sky and ocean to see what comes by next. The sunsets color the sky and sea while later you may see moonlight on the crest of waves and starry skies above. The depth of the property from the road to the beach is an average of about 74 meters. The south and east sides of the property are walled, the north side is fenced. The landscaping includes a variety of shade-making trees, mandevillas, impatiens, variegated crotons and rock accents. There is a huge amount of available space for additional construction and as big of a pool as you could want. The possibilities abound. In the meantime, there is a comfortable two-story home with incredible views to enjoy, tide pools to explore, and a very nice bay and beach to play in or on just a few minutes walk away. This property is about a 7-minute drive from the village proper of Troncones. The home is being offered fully furnished. You really need to see for yourself just how cool the views are from the home’s top story. Offered at: $900,000. USD
